Because every question deserves an answer

Q Question: What is the anticipated occupancy date?

A Answer: Claridge Icon is expected to be completed April 2020.

Q Question: Is parking included?

A Answer: No, parking spaces are available at a cost of $40,000 per space. Some units do not qualify for parking, see sales representative for full details.

Q Question: Is storage included?

A Answer: Yes, each suite will be assigned a storage locker at a future date.

Q Question: What do the condominium fees include?

A Answer: Monthly fees include heat, air-conditioning, water, snow removal, building maintenance and common expenses. The fees do not include individual electricity consumption.

Q Question: What is the deposit schedule?

A Answer: 15% Total Deposit

  1. 5% at time of signing an Agreement of Purchase and Sale
  2. 10% 60 Days after signing an Agreement of Purchase and Sale

All deposits are held in an interest bearing trust account. Interest is credited on closing.

Q Question: When is the HST rebate applicable?

A Answer: Prices shown are “net HST rebate”, for owner occupied units. If you are purchasing as an investment property, the unit does not qualify for the HST rebate at closing; therefore the amount of the rebate is due on closing and payable to the vendor. Once there is a signed lease in place, the purchaser may then apply on their own to recapture the rebate (within 2 years from closing). See sales agent for more details.

Q Question: What is interim occupancy and what are the fees?

A Answer: Interim occupancy is the period of time where the owner takes possession of the unit until the time the condo is registered. During this time you will pay interest on the outstanding balance. Once the building is registered title can be transferred and mortgage registered. It usually takes approx 6 months to register the building after interim occupancy.

    Refundable if they receive a tax bill covering the occupied period (divided by twelve months)
  3. Mortgage component calculated on the balance owing (less deposits)
    Rate "1 year closed mortgage" rate (divided by 12 for monthly figure)
